Fazenda Navaes Farm / Ranch for sale

This piece of land is located in Northeast Brazil in a very beautiful region, close to the beach and to good available
infrastructure. The land actually belongs to a university professor who wants to sell it to someone interested in natural
beauties, in business and in a good welfare life. It is specially advisable to someone who wants to retire in Brazil. Fazenda
Navaes or Fazenda "Navalha", as placed on map, is a 40 hectares of land located in proximity to the town of Pitimbu, to the
beira mar and to the capitals Joćo pessoa and Recife in the states of Paraiba and Pernambuco.
Features of Fazenda Navaes:
·10 hectares forest land: Atlantic forest land (centenial trees, big snakes, plenty of wild birds, animals etc.). We can
not devastate this area. It is a legal reserve area. We can touch it, take advantage of trees for constructions etc. Also,
it protects the natural sources of water (mineral water), so it is virtually untouchable for devastation. We proposed a project
for recovering the vegetation and trees of the farm as well as a fish farm. The IBAMA (the Brazilian environmental institution)
required that due to the fact that there were very important species in the Fazenda Navaes that had been devastated with the
time and they wanted us to recover them. We can get money from the federal government to implement this project also through
the Ministry of Environment.
·5 hectares coconut trees (about 800 coconut trees).
·5 hectares of lakes (they can be exploited economically because they are swallow); also there are good ground water sources.
·17 hectares planted grass (pasture land). The Zona da Mata soil in Fazenda Navalha is good for everything you want to
cultivate.
·3 hectares buildings (cow sheds, reservoirs etc.)
·Close proximity to the Parque de Vaquejada Joao Ferreira (www.parquejoaoferreira.cjb.net): 16 hectares of land close to
the beach (300 meters), owned by Prof. Ferreira, located less than 1 km from Fazenda "Navaes". Prof. Ferreira can also sell
part of this area (two hectares minimum for law regulations) which is a good option for someone who wants to join the two
farms in diffetent and potential forms of businesses. One hectare of land on this beach farm costs US$50,000.00.
Investment Opportunities
·integrated agriculture and non-agricultural project possibilities: fish, cattle, lamb (We have credit in the bank as soon
as we want to ask. This type of financing is very easy in Brazil nowadays).
·Short-term: ranching project. We can buy cattle and have 100% return in two years. And cattle does not give any trouble
or much cost. They eat natural food that there is plenty in the farm.
·Medium term: a project for cultivation of tilapias (fish) in the property. The Banco do Nordeste had promised $150,000
US dollars for the project a few years ago.
· Long-term: tourism. By joining the exploitation of the two properties we can exploit natural swimming pools, forest land,
natural beauties etc. There is a beautiful island near the beach easily accessible by boat. The area of the Parque Joao Ferreira
on the coast is also very good for hotels, Pousadas etc. There are hotels in the Pitimbu area but they are not enough to accommodate
the twenty thousand tourists who come to the beaches during summer, especially during the month of january, the high peak
period month of tourism.

Photo above is part of the area I wish to sell from my farm close to the beach Praia Ponta
de Coqueiros. The size of the farm is 10 hectares (around 30 acres). Prices in this area are appreciating
quickly due to the fact that the farm is very close to the beach whre tourism is increasing rapidly.

Brisamar Alotment - Plots for sale
The Brisamar alotment is located at the beach Ponta
de Coqueiros in the municipality of Pitimbu in the state of Paraiba/Brasil. It is part of a beach farm pertaining to Professor
José Ferreira Irmćo. The alotment is actually known as Parque de Vaquejada Joćo Ferreira because this is the name of the Parque
where the alotment is located(http://www.parquejoaoferreira.cjb.net/).
The alotment is located on a very beautiful hill, only 300 meters from the beach, from where you can sea all beautiful
beaches around. From the hill, you can appreciate lakes, coconuts, vegetation, beaches and all land around the sea.
The sightseeing is wonderful. The photos and maps just uploaded to this description can show how beautiful this piece of land
is and its close distance to the sea.
The region is very close to the cities of Recife (84kms), Joćo Pessoa (45kms) and to the modern BR-101, recently
duplicated by the Federal Government. These city capitals have international airports, the biggest located at the city of
Recife with 2 million inhabitants. People also have the option to come to Pitimbu from these cities by ship or boat, making
the trip much more pleasant.
This area has plenty of economic potentials as referred
to in several of Prof. Ferreira“s writings related to the exploitation of the service economy: cattle and horse raising, tourism,
restaurants, pousada, hotel, ruralweb, third age centers etc.
The interested person in buying the plots
can develop business related to all the above activities and combine the farm life with an economic activity if it is of his
interest. He can also count with the support of Prof. Ferreira who is actually living in the farm and developing economic
activities related to farm life and tourism.
The alotment is to be sold as plots, according
to tables below, and not lots. This is the way plots can have their deeds registered in Public Notaries. The reason is that the alotment was designed for sale as plots, not lots.

For a closer and friendship negotiation, the
owner is reducing prices to the following - see table 2 - if the interested person is making partnership for redevelopment
of the area with the owner of the alotment. Each partner will take over 50,0% of prices and costs.

Wonderful Beach Plots for Sale
I have put four plots of land for sale of my beach farm Ponta de Coqueiros Beach Haven. The exact size of each plot can
be seen below. You can see the location of plots in relation to the beach in the map just uploaded. I have also attached a
couple of photos of the Haven as it is actually. Photos are updated. The plots are located in a very beautiful hill from where
you can sea all surroundings. From the hill, you can appreciate beaches, lakes, coconuts, vegetation, grass, paths, villas,
villages and all land around the sea (see photos uploaded). Connection to the beach is indicated by lines in the map attached.
These plots of land are actually part of a beach farm belonging to Professor Ferreira (30 hectares) who wants to sell part
of it to people interested in living on the beach and also, not necessarily, willing to develop family business in the region.
The interested person can develop business related to agribusines, tourism, hotel, pousada, artisan, clefts, restaurants,
food services and combine all that with the farm life of a rural environment.
If the person interested wants to increase his possession of land, Prof. Ferreira can attend to his interests in selling
more of his beach farm close to the sea. Also if this person wants to have lots at the beira-mar, Prof. Ferreira can intermediate
the sale of land at the beira-mar or beach (one, two, three, how many lots he wants).

Besides these plots, I have lots for sale at the beira-mar of Ponta de Coqueiros Beach, according to the maps shown
below. The price of a lot at the beira-mar (beachfront) measuring 12 x 30 meters is valued in US$ 20,000.00 dollars. The price
of a lot in the second street is around US$ 8,000.00 dollars.
